Things to know before listing your home for sale with a real estate agent.


Does my agent have a web presence?  
David Karl, Realtor® strives to make sure that client sellers properties are displayed in a tasteful manner to as wide an audience as possible. We include numerous pictures, details of the subject property, a description of the property, and a summary of the property features. Virtual tours can be included as well as maps, the ability for web site viewers to easily e-mail the listing to family or friends, a mortgage calculator, and a listing brochure that can be printed by web site visitors as well as the sellers themselves if needed. In addition our clients can visit the David Karl web site listing of their property and view statistics of web site visitors to their property.
Does my agent market listings to as wide an audience as possible? 
David Karl, Realtor® lists sellers properties on the Multiple Listing Service/Gulf South Real Estate Information Network as do most members of the Louisiana Association of Realtors®. These listings are made available for search to all Realtors® within the State of Louisiana. In addition these listings are made available for searching through the use of IDX listings on numerous Realtor® web sites. However, David Karl, Realtor® goes one step further by entering into "Handshake Agreements" with other Realtors®  in the state to display seller listings on those web sites. At present, listings are displayed on over 250 additional agent web sites!

Does my agent adequately present my property to buyers and other agents?
Is my property described eloquently or is it described in all "caps" shorthand suitable only for a minimal word advertisement in the newspaper? Is there a picture of my property on the MLS or does it say "picture unavailable"? Are there multiple pictures of my property on the MLS? Currently the MLS allows up to eight photos. Is there a virtual tour available, and if so has it been activated on the mls system? Ask the same questions about the agent web site! Does the agent check his e-mail regularly? There is no reason to have property listed on the internet if buyer's inquire and never get a response! The fact that you are reading this confirms the importance of the Internet in marketing your property. The fact an agent has a web site in no way confirms that the agent is actively marketing your property on the Internet, some are and some are not. Some agent web sites are available if you type in their web address, but the sites are unknown to search engines. Have you done a search for your selling agent on the search engines? Does my agent have referral links from other agents around the country?
By building relationships with agents in other areas of the country, an agent's web site can attract buyers that are thinking about relocating from other areas. Has your agent built these relationships which may bring a buyer from out of the immediate area? read more ...
If my property is to be seen, is it important for the agents web site to rank well on search engines?
It is imperative that your agent rank well in the search engines. If the agent site does not come up within the first 3 search result pages for your search term, then it is highly unlikely that your property will be seen by web shoppers. There is no way to promise a certain search ranking and agent sites will fluctuate in ranking, but it is very important that the web site has a presence and is crafted in a manner that makes it relevant to searchers and their given search terms across a multitude of terms and on a variety of search engines. Try "new orleans la mls", "new orleans la real estate", "mandeville la mls", "st tammany mls", etc.  in alltheweb.com , altavista.com , ask.com , hotbot.com , lycos.com , msn.com , teoma.com, yahoo.com, and google.com. Is your agent well represented across numerous search engines and ranked within the first 3 pages? Don't you think that is important? Isn't that how you got here? ...
